![]() 這是2020年3月份航拍的畫面,當時北京西路成都北路以東以及長沙路以西的地塊已經開始土地征收,但是箭頭所指的承興里還在熱火朝天的進行石庫門改造。 This is an aerial view taken in March 2020. However, the Chengxingli area indicated by the arrow was still undergoing vigorous Shikumen renovation. 前幾年北京西路黃浦區(qū)這段土地征收時,唯獨留下來黃河路這段,也不知道當時出于什么原因,因為東面從長沙路到溫州路都已經解決了,西面從新昌路到成都北路新樓都已經造起來了,當時就單單留下了這一段。 ![]() 2020年8月份再次航拍時,承興里內的石庫門建筑屋頂已經翻新完畢。 When aerial photography was conducted again in August 2020, the roofs of the Shikumen buildings in Chengxingli had been renovated. 那么實際上黃河路北面有一條弄堂叫承興里,這條弄堂曾經是學了虹口區(qū)的春陽里,試圖原地改造,保留石庫門建筑的風貌,當時應該是作為黃浦區(qū)的一塊典范,讓不少專家學者前來參觀,也許是這條弄堂這樣的定位關系,所以沒法下手。 ![]() 后來就是疫情,錢都用到核酸亭去了,想動也動不了了,而目前新昌路沿線的新樓盤前景看好,于是北京西路最后的這段土地征收也就順理成章了。 說來也有意思,最近幾年這些低容積率的豪宅都在不斷的鋪開,比如虹口的弘安里,黃浦區(qū)的露香園路、順昌路一線的類石庫門建筑群,包括剛才提到的北京西路隴西里一側,都幾乎是仿石庫門建筑,這樣的低容積率建筑都是幾千萬的豪宅,居然銷售火爆,所以現在拍賣地塊的樓板價都是一路上揚。 ![]() 那么像承興里這樣剛剛進行過大修的老弄堂是否也跟著一起拆掉重新來過? ![]() 還有就是原來的石庫門風貌保護還有必要提嗎?現在雖然重新建了一批類石庫門建筑,但是無論是建筑還是今后居住的人群都不會是同一回事,那么今后上海的市中心還會是上海人熟悉的樣子嗎? ![]() 上海的城市變遷速度太快,居然在幾十年內有這樣翻天覆地的變化,讓大家猝不及防。一不留神我們居然也記錄了這段歷史,留下了上海曾經有過的城市風貌,若干年后我們也只能從攝影師的照片里來回憶上海這段歷史。 關于黃河路的周邊我還寫過:黃河路上的繁花世界、#老壽讀圖#第269集-黃河路上的卡爾登公寓、#老壽帶你兜馬路#北京西路、#老壽讀圖#第43集北京西路隴西里為啥值得保護、#老壽讀圖#第44集北京西路張聾甏舊居的存留。 ![]() The Huanghelu Road in Land Expropriation A few years ago, when land expropriation was carried out on Beijing West Road in Huangpu District, only the section of Huanghelu Road was left. It is unclear what the reason was at that time, because the east side from Changsha Road to Wenzhou Road had already been resolved, and new buildings had already been constructed on the west side from Xinchang Road to Chengdu North Road. At that time, only this section was left. ![]() In fact, there is an alley called Chengxingli to the north of Huanghelu Road. This alley once learned from Chunyangli in Hongkou District and tried to carry out in-situ renovation to preserve the architectural style of shikumen. At that time, it should have been regarded as a model in Huangpu District, attracting many experts and scholars to visit. Perhaps due to the positioning of this alley, it was impossible to start the expropriation here. Later, the pandemic occurred, and funds were redirected to nucleic acid testing booths, making it impossible to proceed with the expropriation even if there was the intention. Now, with the promising prospects of new real estate developments along Xinchang Road, the expropriation of the last section of land on Beijing West Road has naturally followed. ![]() It is interesting to note that in recent years, these luxury homes with low floor area ratios have been continuously emerging. For example, Hong'anli in Hongkou District, the shikumen-style building complexes along Luxiangyuan Road and Shunchang Road in Huangpu District, and the Longxili side of Beijing West Road mentioned earlier are all almost imitation shikumen buildings. These low-floor-area-ratio buildings, each priced at tens of millions of yuan, have been selling extremely well. As a result, the floor prices of land parcels being auctioned are now rising all the way. ![]() So, will old alleys like Chengxingli, which have just undergone major renovations, also be demolished and rebuilt? Is there still a need to mention the protection of the original shikumen architectural style? Although a new batch of shikumen-style buildings has been constructed, neither the buildings themselves nor the people who will live in them in the future will be the same as before. Then, will the city center of Shanghai still look familiar to Shanghainese in the future? ![]() The speed of urban change in Shanghai is too fast, with earth-shaking changes taking place within just a few decades, catching everyone off guard. Before we know it, we have also recorded this period of history and preserved the urban landscape that Shanghai once had. In a few years, we can only recall this period of Shanghai's history through photographers' photos. |
